1.            Introduction

The O&M manuals for this project incorporate the information required for a Health and Safety File under the CDM 2015 Regulations.

 

The manuals should be consulted whenever necessary, as they contain essential information intended to allow enable future construction work and maintenance to be carried out safely. “Construction Work” is widely defined and includes activities such as cleaning, maintenance, alternations, refurbishment and demolition of structures.

 

The following people may in future need to be alerted to the risks highlighted in this file to help them decide how to ensure safety:

 

•              Clients (e.g. property owners or occupiers) who have a duty to provide information about their premises to people who work there;

•              Designers, during the development of further designs or alterations;

•              Principal contractors and contractors preparing to carry out or manage such work;

•              Maintenance managers and personnel.

 

The information relevant to construction health and safety is required by law to be kept up to date by the client after any relevant work or surveys and passed on to any new owners of the property. The amount of detail should be in proportion to the scale and complexity of the risks.

 

Caution: When planning work, always take into account the possibility of changes since the file was prepared, such as:

 

•              Undocumented changes to the building, plant or services;

•              Developments or changes nearly that may have affected risks;

•              New evidence, guidance or legislation on hazards and precautions

 

The Health & Safety File is designed to hold all relevant information in relation to this project.

 

Details of the ongoing maintenance of all the components are also contained within this manual.


2.            Post Contract Works & Amendment Control

2.1.             File Maintenance

The information in this Health and Safety File should only be amended, updated or added to, following careful consideration.  A complete history of revisions made should be kept in this document.

 

The person or persons responsible for keeping and maintaining this Health and Safety File should ensure that the information contained within it is clearly presented, legible and accessible.  The File should also form an integral part of any system established in accordance with current legislation for ensuring health and safety.

 

Alterations or amendments to this File should only be carried out by authorised persons and should be noted on the Record of Amendments Sheet.  Any drawing/information, which has been superseded, should be noted on the amendment Control Sheet.  Any information appertaining to fittings or equipment removed from the structure should also be noted.  The File should be audited and consolidated at regular intervals by any authorised person who is duly qualified, so that the information contained is complete and fulfils the intent of the Construction (Design and Management) Regulations 2015.

Works

 

All Works are covered under the Contract’s 12 months defects period for installations and equipment

 

Supplementary to this Standard cover and as required by the Contract or the Employer the following can be implemented:

 

 

Collateral Warranties

 

If requested by the Employer or under the Contract we will execute and deliver to the client or named beneficiaries a deed or deeds of Collateral Warranty.

 

 

CDP Works

 

Under the terms of the Contract where it is required that each relevant Subcontracts is to supply a deed of Collateral Warranty to the Employer or as requested by the Employer to the Employer’s beneficiary
